This role provides mechanical and plumbing plan review and field inspection services for residential, commercial, and public building projects, ensuring compliance with the Lynnwood Municipal Code, International Mechanical Code (IMC), Uniform Plumbing Code (UPC), and Washington State laws.</p><p style="margin: 16px 0px; font-size: 16px; color: rgb(15, 17, 21);">The ideal candidate is an experienced mechanical and plumbing code professional with strong analytical skills and a commitment to public safety. This position requires daily interaction with developers, contractors, engineers, and the public.</p><p style="margin: 16px 0px; font-size: 16px; color: rgb(15, 17, 21);">This is a non-personal services contract position. The contractor employee reports directly to the Prime Contractor for all HR, disciplinary, and administrative matters, while receiving work direction from City of Lynnwood management.</p><h2 style="margin: 32px 0px 16px; font-size: 22px; color: rgb(15, 17, 21);"><strong>Key Responsibilities</strong></h2><ul><li>Perform mechanical and plumbing plan reviews for residential, commercial, and public building projects</li><li>Review drawings and calculations for compliance with IMC, UPC, and Washington State codes</li><li>Approve or disapprove plans, alterations, and changes; document decisions</li><li>Conduct field inspections for HVAC, ventilation, exhaust, water supply, drainage, and gas piping</li><li>Issue notices of violation and orders; document code violations</li><li>Communicate effectively with the public, developers, contractors, and agencies</li><li>Monitor, track, and report on development status using SmartGov and Bluebeam</li></ul><h2 style="margin: 32px 0px 16px; font-size: 22px; color: rgb(15, 17, 21);"><strong>Required Qualifications</strong></h2><ul><li>High School Diploma or equivalent; trade school or apprenticeship completion preferred</li><li>Minimum five (5) years of experience in mechanical and/or plumbing inspection or related trade</li><li>ICC Mechanical Inspector and ICC Plumbing Inspector certifications required</li><li>Washington State Journey-Level or Master Plumber license preferred</li><li>Valid Washington State Driver's License</li><li>Expert knowledge of IMC, UPC, and Washington State Mechanical and Plumbing Codes</li><li>Proficient in Microsoft Office Suite and ability to learn new software</li><li>Proficient in written and verbal English</li><li>Exceptional customer service and communication skills</li></ul><h2 style="margin: 32px 0px 16px; font-size: 22px; color: rgb(15, 17, 21);"><strong>Schedule &amp; Work Conditions</strong></h2><ul><li>Hours: Typically 8:00 AM - 5:00 PM, Monday through Friday</li><li>Location: Lynnwood City Hall, 19100 44th Ave W, Lynnwood, WA 98036</li><li>Federal holidays off</li></ul><h2 style="margin: 32px 0px 16px; font-size: 22px; color: rgb(15, 17, 21);"><strong>Security Requirements</strong></h2><ul><li>Must pass a criminal background check</li><li>Must wear government-issued identification badge at all times</li><li>Must complete City-required cybersecurity awareness training</li></ul><h2 style="margin: 32px 0px 16px; font-size: 22px; color: rgb(15, 17, 21);"><strong>Additional Requirements</strong></h2><ul><li>Must maintain valid Washington State automobile insurance if using a vehicle on City business</li></ul><h2 style="margin: 32px 0px 16px; font-size: 22px; color: rgb(15, 17, 21);"><strong>Equal Opportunity Employer</strong></h2><p style="margin: 16px 0px; font-size: 16px; color: rgb(15, 17, 21);">We are an equal opportunity employer and do not discriminate on the basis of race, color, religion, sex, gender identity, sexual orientation, national origin, genetics, disability, age, or veteran status.</p>
